Rose Apple Square
Located right in the center of Siem Reap city, ULS will break ground mid 2020 on a unique mixed-use community square, with amenities for young professionals to live, work, and connect. Combining co-working space, strata office, co-living apartments, condos, and a cafe to help get through the day, Rose Apple Square offers everything urban professionals need in one place.
Aiming to become a true community landmark for Siem Reap, Rose Apple Square is mixed use, but with intention. The space has been designed so that complementary functions sit adjacent to one another; the gym and fitness studio are a short hop to the swimming pool and 335-square meter deck, perfect for yoga and hanging out with friends. The co-working space targeting consultants and young startups, sits just next to strata office space, available for more mature businesses to own. Both have access to the essential business spaces available for rent, including a conference and performance auditorium and several conference rooms to meet with clients. The entire building is supported by two floors of underground parking and close to 1,000 square meters of green and public spaces.
At the very heart of Rose Apple Square is a green courtyard that punctuates through multiple levels creating a mini-ecosystem that connects residents and visitors. Reminiscent of shaded temple courtyards, this communal space will also be used for public events in the cool Siem Reap evenings.
Four uses, brought together
Rose Apple Forum: A home for policy
ULS is partnering with Future Forum to lead Rose Apple Forum (RAF), a policy and research-focused co-working
space. With over 950 square meters of co-working and meeting space, the Forum will also be home to the 150-person theater for conferences and presentations. Three lecture halls, breakout and meeting rooms will complement Rose Apple Forum to be the best equipped co-working space in Siem Reap, and the only policy and research-focused space in the country. Future Forum’s worldwide connections will fill the space with innovative ideas and future leaders and become the prominent location for domestic and international conferences.
Rose Apple Commune: Co-living Siem Reap style
A direct complement to RAF is Rose Apple Commune (RAC), a local adaptation on the evolving idea of “co-living.” The Commune will be in high demand for people looking to visit the historic capital between one month and a year and looking for a highly productive environment with like-minded people. The Commune features 40 private units, each with a private bathroom and balcony, and 140 square meters of lounge space with a fully equipped communal kitchen for hanging out or queueing up Netflix. Residents can take a dip in the pool, do yoga on the deck or check out the world-class gym. Targeting both international and Cambodian researchers, graduate students and the type of digital nomads looking for the perfect place to compose a book over a few months, the Commune has everything needed to keep residents productive and inspired.
Rose Apple Residence: The perfect urban home
Rose Apple Square will also offer long-term housing options for those looking to invest in a permanent or part time home in the city - Rose Apple Residence (RAR). The Residence will offer four sizes of condos for purchase, geared towards young professionals and those travelling back and forth between Phnom Penh and the historic capital. Designed to be highly efficient and perfect for the urban dweller who spends as much time out of their home as in it, these apartments have everything a person needs, including access to the gym, pool and coffee shop on the ground floor. Set to begin selling in Q2 2020, these 241 units will be unique to the entire province and ULS expects them to sell out quickly.
Rose Apple Office: The perfect office space for SMEs
With a total area of 1,710 square meters throughout 3 different floors, Rose Apple Office will offer some of Siem Reap’s first strata-titled office space for sale, designed for small and medium enterprises that have emerged from the startup phase. This approach allows young enterprises to begin building an asset rather than just paying rent, while also getting access to the best-in-class amenities Rose Apple Square has to offer. Businesses
can turn to the Forum for short-term space overflow while the Commune can be the ideal place to host the visiting three-month consultant. With access to the cafe, social events happening at the Forum and all the public space and ample parking, staff will hardly want to leave their new office space - perhaps they will even consider getting a co-living apartment at the Commune!

Re-Edge Design
Rose Apple Square consists of four mid-rise blocks centered around an open green courtyard that acts as the spine of the development, connecting all segments of this community square. The pulse of the town square starts from the NE block where the business community in strata offices of RA Office and the Commune co-living residents are serviced by a cafe and laundromat on the lower floors.
Across the courtyard on the SE block, the co-working and startup community of the Forum can get serious work done or relax and connect with the rest at the communal
courtyard. The auditorium, lecture halls and breakout rooms here can also be accessed via the steps of the center courtyard that leads down to this conference and performance space.
The auditorium reception area further connects via a feature spiral staircase up to the ground floor plaza of retail and food and beverage that overlooks the courtyard. The spine extends westwards where the open playground, gym and dance & fitness studio in the SW block are connected to the others via the
pool and yoga deck at the tail of the spine.
Condo residents in the west blocks and higher floors of south-east blocks can look forward to forging meaningful connections in this community square where wind can cross-ventilate while the sun peaks through the gaps of the buildings and trees.
The mid-rise size of this unique project speaks to ULS goal toward human-sized scale - we believe ideal living structures allow someone to step out onto their balcony,
from the top most floor, and be able to recognize and wave to those on the ground. This is echoed when walking through the historic streets throughout Europe and older cities in North and South America. Human-scaled design, supports true human interaction.
Four-in-one, all in one
Rose Apple Square is a truly innovative project, not only for Siem Reap but for the entire country. The city’s building height restrictions help to ensure that the city development respects its historic structures, while also guiding future development to low and mid-rise density, which ULS believes to be preferable for urban residences. The unique components of Rose Apple Square will provide an interesting mix of tenants and residents with beautiful outdoor space for people to meet, interact and form friendships. Set to break ground in June 2020, pre-sales of the Residence will begin in April 2020 with project handover scheduled for end of March 2022.
The Rose Apple Brand
The project takes its name from the small street it sits on, named after the local and flavorful fruit - chompu. “Rose Apple” was combined with the idea of the “town square”, which historically is where people meet for trade, exchange of ideas and is frequently the center of government. While Rose Apple Square will not be hosting the office of public officials, ULS hopes that the space and the people who fill it will inspire new ideas furthering the advancement of the country.
The visual identity is the result of ULS’ first time relationship with Mr. Joe Ogden. Drawing both from the shape of the fruit and ubiquitous concrete tiles found throughout Cambodia, the brandmark speaks to each of the four main components of the project. The branding is currently in its final phase and the website and first materials will be rolled out in Q3 of 2020.
Project Team
Rose Apple Square is led by Ms. Pat Leo, who joined ULS in October 2018. A Singaporean that has resided in many cities in Asia and Australia, Pat’s previous experience focused on the financial side of business. Inspired by ULS’ vision of doing bold work with community focus, she decided to take her passion in refitting apartments that began in Thailand and Singapore to a career in real estate development.
Ms. Leo is supported by AE Consultants providing engineering oversight and technical project management. Architecture is led by RE-EDGE Architecture. The contractor shall be selected following design completion in December 2019.
